The City of Arcadia does not have a locally adopted rent control or rent stabilization ordinance. Instead, it follows the guidelines set forth by the State of California, such as the Tenant Protection Act (AB 1482). Below are responses to frequently asked questions (FAQ).

Does the City of Arcadia have a rent control or rent stabilization ordinance?

The City of Arcadia does not have a rent control or rent stabilization ordinance. The Tenant Protection Act of 2019 (AB 1482) is a California state law in effect until January 1, 2030 that limits rent increases for certain residential properties to no more than 5% plus the applicable Consumer Price Index (CPI) or 10% (whichever is lower) within a 12-month time period.

Which properties are exempt from AB 1482 rent control?

The following are several of the housing types which are exempt from AB1482 rent control:

  • Single-family homes and condominiums, provided they are NOT owned by a corporation, a REIT (real estate investment trust), or an LLC where one member is a corporation. 
  • Duplexes where the owner is living in one of the units at the time the tenant moves into the other unit, but only as long as the owner continues to live there.
  • Units built within the last 15 years (Units issued a certificate of occupancy within the past 15 years).

Does AB 1482 also contain regulations on evictions?

Yes, the Tenant Protection Act, as amended by SB 567, also offers “Just Cause” protections to tenants after they have occupied the unit for a certain period of time.
